In order that a logical and comprehensive decision be reached by the Church in determining future facility expansion needs and direction for growth, R. A. Lacey Architecture may be commissioned to provide architectural consultation services. The services may include, but not be limited to, the following, as defined by each phase of service. Each phase will be completed and reviewed by the Church and authorization will be required by the Owner prior to proceeding with the next phase.
As a basis for beginning, the existing facility will be reviewed in terms of space allocation and usage. This phase will inventory the existing building(s) and site allocations. The phase will also include preliminary study of the impact additional building(s) will have at the present location. The following areas will be addressed:
1. Sanctuary seating capacity, including area for chancel, choir, and music. Include stage location for drama and backstage area if desired.
2. Christian education classroom areas.
3. Fellowship area, including dining/ seating capacity (if desired) and foyer space.
4. Administrative area.
5. Site data, including parking and "green" space.
Before planning can take place, a base program will need to be prepared. The main question "What is required now...and how do we grow?" is the issue to be addressed in this phase. Using the church's plan for growth and based on the information obtained by using R.A. Lacey Architecture's "Church Planning Questionnaire" (a building committee programming guide) a program will be prepared. The completed program analysis will address approximate space allocation and usage requirements for current needs as well as for future growth. This phase may also include preliminary long range planning.
How can the needs of the Church's ministry be incorporated in a facility? Phase III will address this question and review design alternatives for facility planning. Using the program data from Phase II, each ministry area of the church will be analyzed for space allocations (building and site), design drawings will be prepared, and a preliminary cost analysis will be submitted.
Once a design is established, R.A. Lacey Architecture may continue to provide services by preparing construction documents, provide construction bidding consultation, and construction observation services. This phase will be addressed by preparing a standard AIA Architect/ Owner contract which will outline the agreement for services beyond consultation services.
